SabNewCo Pte. Ltd. is a wholly owned entity of SGX-listed Sabana Industrial REIT. SabNewCo will soon assume the role of the new internalised manager of Sabana Industrial REIT.

We are seeking an **Analyst, Asset Management**for the asset management team.

**Responsibilities**:

- Monitor and analyse the performance of the REIT’s portfolio, consolidating asset performance against approved business plans, budgets, and market benchmarks
- Develop and maintain financial models to support valuations, hold/sell decisions, scenario analyses, and cost-benefit assessments relating to acquisitions, divestments, and capital or operating expenditure
- Support the annual budgeting and business planning process, including quarterly reforecasting and monthly tracking of performance variances against key indicators
- Co-ordinate annual property valuations across the portfolio, including engagement with external valuers and consolidation of results
- Prepare management reports and collaborate across functions to ensure timely, accurate, and consistent reporting to senior management and the Board
- Drive system enhancements, digitalisation initiatives, and automation of analytical and reporting functions to improve efficiency and accuracy
- Conduct market research, track property market trends, maintain research databases, and provide forward-looking insights to inform asset strategies

**Requirements**:

- Bachelor’s degree in Real Estate, Finance, Business, or a related discipline
- Minimum 1-2 years’ of relevant experience
- Strong proficiency in financial modelling and valuation methodologies, with relevant knowledge of real estate investment and asset management practices
- Prior experience in a Singapore REIT environment and/or as a valuer is preferred
- Skilled in data analysis, data modelling, and research techniques
- Proficient in Microsoft Excel and other analytical tools
- Strong written and verbal communication skills, with the ability to engage effectively across functions and with external stakeholders
- Proactive, detail-oriented, and adaptable, with an ownership mindset and strong problem-solving skills
- Ability to manage multiple projects and meet tight deadlines in a fast-paced environment
