Report directly to the Project Director and assist with daily project operations and site-related deliverables. Support early-stage activities such as feasibility studies, project scheduling, and preparing authority submissions for demolition and building approvals. Manage site clearance, utility shutdowns, and ensure demolition activities are executed safely and in accordance with regulatory standards. Liaise with architects, engineers, consultants, subcontractors, and government bodies to align planning, sequencing, and resolve site-related challenges. Conduct site inspections to monitor construction progress, ensuring compliance with approved plans, specifications, safety protocols, and deadlines. Oversee site labor and subcontractors to uphold safety, discipline, and quality. Prepare and maintain progress reports for internal teams and clients, highlighting milestones, delays, and resolutions. Assist with statutory submissions for Temporary Occupation Permit (TOP) and CSC, ensuring timely approvals from relevant authorities. Compile as-built drawings, warranties, and operation & maintenance (O&M) manuals, organizing documentation for final project handover. Handle post-TOP client inquiries, manage defect rectification, and track follow-ups to ensure customer satisfaction. Provide support with quantity surveying tasks, including cost estimation, procurement coordination, and budget tracking. Job Requirements Academic Background: Diploma or degree in Building, Construction Management, Civil Engineering, Real Estate, Quantity Surveying, Architecture, or a closely related field. Industry Experience: At least 3 years of hands-on experience in landed property development—particularly overseeing projects from demolition through to Certificate of Statutory Completion (CSC). Technical Competency: Understanding of construction methods, local authority submission requirements (BP, TOP, CSC), and site safety compliance. Field Commitment: Willingness to conduct regular site visits to monitor progress, coordinate activities, and promptly address on-site challenges. Software Proficiency: Skilled in MS Office and project coordination tools. Experience with quantity surveying or cost-tracking systems is a plus. Coordination Excellence: Demonstrated ability in managing landed property construction projects, ensuring seamless execution and stakeholder coordination.
