Senior Manager/Manager, Property Management
to join us
The Senior Manager/Manager, Property Management is responsible for maintaining high standards of operations and maintenance of the assets, leading operational staff to deliver, monitoring the administration and processing of documents and fees to ensure company and statutory standards are met, and acting as the primary stakeholder liaison to support the operations of the property.
Key Accountabilities:
Asset Operations and Maintenance
Work closely with the asset management team to develop strategies and set realistic targets.
Lead and oversee the operation team to achieve operational excellence.
Ensure all services and systems are operating according to standard at all times, including but not limited to troubleshooting, visiting sites and assets regularly, actively engaging relevant teams and stakeholders, attending to complaints, overseeing emergency events, managing defects rectification works, and Defects Liability Period (DLP) maintenance period and activities with minimal inconvenience and disruption.
Identify any gaps, defects, and opportunities, develop solutions (including exploring new technologies/ innovative ideas), and recommend, plan, and manage the execution of cyclical and improvement projects.
Plan, recommend, execute and monitor approved Capex Expenditure items.
Prepare and put up paper of justifications for alteration and addition works, variation works or relevant term contracts and maintenance.
Tenancy Engagement and Delivery
Understand and able to review design plans, mechanical, electrical and service plans.
Work with and guide the tenants on fitting-out and reinstatement works’ requirements.
Oversee and organize property-level activities for tenants, including fire drills, festive events, etc.
Operational Assurance
Understand company and statutory requirements on all aspects such as operational health & safety, sustainability, risk management, and asset operations.
Assist in the development and implementation of all relevant documents, processes, systems, audits and assessments, and training, to ensure that the assets adhere to these requirements and policies.
Investigate and manage incidents and claims, including preparation and submission of reports.
Financial Management
Provide regular financial reporting on overall asset operations and all projects including annual operating budget, commitments and expenditures, forecast final cost, cash flow, and other relevant parameters.
Assist with preparing, reviewing and monitoring of the budgeting, forecasting and management of OPEX, CAPEX, Sinking Fund budgets.
People Management
Manage self & others in line with organisational values and expectations, leading by example to foster a culture of innovation, collaboration, performance, and customer service.
Create a high-performing team culture with cohesiveness, strategic focus, open communication, collaborative and empathetic approach to knowledge sharing and performance.
Responsible for performance and development of the team, actively identifying gaps and opportunities to train, mentor and coach staff to develop internal capabilities.
Essential requirements for this role:
Degree or Diploma in estate management, building, engineering, mechanical, electrical or related discipline.
Strong experience in managing hard and soft services, with a minimum of 5 years of experience in managing facilities and M&E systems.
Strong building operations and technical experience with a risk management focus.
Strong financial management skills, with experience in managing budgets.
Excellent people management skills, with a minimum of 3 years of experience in leadership.
Excellent stakeholder management skills, with a minimum of 3 years of experience in working with relevant stakeholders.
Experience with innovative solutions and technologies in assets is an advantage.
Experience in asset planning and management is an advantage.
