The Mall Manager at the Esplanade plays a critical role in managing the Esplanade Mall and shaping the tenant mix to drive revenue, ensuring an optimal usage of venues and spaces and attractiveness to a wide segment of Singaporeans and tourists. You are responsible for leasing, mall management and all tenant related administration and other matters. This includes property leasing, landlord-tenant relationship to ensure smooth operations and an exceptional Esplanade Experience. You will also work closely with the Engineering and Building Management Team to resolve tenant operational issues and Marketing Team for marketing and promotional activities. DUTIES AND RESPONSIBILITIES Leasing and Business Development Work closely with Senior Management to plan, recommend, and implement an optimum tenant mix that supports the Mall’s positioning. Execute effective leasing strategies to optimise occupancy and maximise rental income. Lead end-to-end leasing, including tenant sourcing, lease negotiation, documentation and attending to leasing enquiries and other related matters. Generate leads and source contacts to create new business opportunities and increase utilisation of commercial spaces. Manage and cultivate strong, long-term relationships with existing and prospective tenants, franchise operators, business partners, and agents. Manage smooth onboarding of new tenants by providing fit-out guidelines, ensuring statutory compliance, managing permits, insurance, and penalties. Mall Operations and Compliance Work closely with Engineering, Building Management Team to ensure smooth mall operations including regular site inspections to ensure compliance to safety regulations, building codes and environmental requirements. Oversee tenant fit-outs, coordinate procedures, ensure compliance with statutory regulations, manage PE submissions, permits, insurances, and enforce penalties as needed. Maintain accurate tenant records and ensure policies and procedures are up to date. Coordinate with government agencies on property and mall-related matters. Marketing and Promotions Collaborate with Marketing Team on mall campaigns, events, and promotional activities to attract footfall and enhance tenant visibility. Reporting and Performance Tracking Track and report on property performance, occupancy rates, rental income, and tenants’ turnover sales taking and satisfaction levels.Support Senior Management with management reporting, planning, annual budgeting, and performance review matters. Staff Management and Development Supervise, motivate, and develop the Mall Executive to ensure effective mall management. Build team capabilities and align practices with industry standards. General Administration With support from the Department Administrator, ensure proper records of all tenants and mall related matters. JOB REQUIREMENTS A Marketing /Estate Management degree or diploma from a recognised tertiary institution. Passed the Council for Estate Agencies (CEA) Real Estate Salesperson (RES) examination or have equivalent qualification. Proficiency in MS Office. At least 5 years of working experience in corporate leasing or mall retail marketing. Strong interpersonal and communication skills (both verbal and written). Knowledge of leasing is essential. Strong supervisory and people management skills. Required to address urgent matters or attend Esplanade/tenant events in the evenings/ weekends and Public Holidays. Salary range : $5,200-$6,300.
