Job Title: Facilities Director

Overview:

We are seeking an experienced and strategic leader to oversee both facilities maintenance operations and the planning and execution of development projects within a large-scale commercial environment.

This leadership role combines operational excellence, asset enhancement, and project management to ensure optimal performance and long-term value of the property portfolio.

  • Lead and oversee the day-to-day maintenance operations of all mechanical, electrical, plumbing (MEP), and building systems.
  • Develop and implement preventive and predictive maintenance programs to ensure minimal downtime and regulatory compliance.
  • Ensure energy efficiency, safety, and sustainability targets are met across facilities.
  • Manage vendor contracts, service level agreements (SLAs), and periodic audits.
  • Collaborate with internal teams to resolve maintenance issues promptly and professionally.
  • Lead asset enhancement initiatives, renovations, and capital improvement projects from concept through to completion.
  • Oversee feasibility studies, design reviews, budgeting, tendering, contractor management, and handover processes.
  • Ensure all projects comply with local regulatory requirements, safety standards, and internal policies.
  • Coordinate closely with internal stakeholders, architects, consultants, and contractors to deliver projects on time and within budget.
  • Plan and manage maintenance and project budgets.
  • Monitor KPIs and performance metrics across maintenance and project teams.
  • Provide strategic input on lifecycle costing, infrastructure upgrades, and sustainability initiatives.
  • Support long-term property value enhancement.

Requirements & Qualifications:

  • Degree in Engineering, Facilities Management, Building Services, or Architecture; advanced degree or certifications (e.g., PMP, FM) is a plus.
  • Minimum 8 years of relevant experience, including maintenance management and project development, ideally in commercial, retail, or mixed-use developments.
  • Strong leadership and team management skills with a hands-on, solution-driven approach.
  • Proven experience in managing internal technical teams and external vendors/consultants.
  • Excellent stakeholder communication and negotiation skills.
  • Familiarity with local building regulations, workplace safety, and sustainability standards.
