Job Title: Property Operations Director

Role Overview

We are seeking an accomplished Property Operations Director to oversee the day-to-day activities of our condominiums. The ideal candidate will have a strong background in estate management and excellent leadership skills.


Key Responsibilities:
  • Leadership & Supervision
    • Direct and supervise site staff and term contractors ensuring effective project execution.
    • Lead by example, demonstrating a strong work ethic and setting high standards for team performance.
  • Maintenance Functions
    • Ensure that all maintenance works are carried out as per contracts and meet client expectations.
    • Collaborate with teams to resolve issues promptly and efficiently.
  • Contract Management
    • Review contracts, agreements, and insurance before expiry, recommending renewal or quotation/tender.
    • Negotiate with contractors to ensure best possible outcomes for the company.
  • Compliance & Governance
    • Ensure adherence to laws, government regulations, and company policies.
    • Recommend annual budgets for Maintenance Fund and Sinking Fund collections.
  • Communication & Stakeholder Management
    • Coordinate Council Meetings and General Meetings, including document preparation and minutes taking.
    • Build and maintain positive relationships with residents, contractors, and stakeholders.

Requirements:
  • Education
    • Minimum O Level, Diploma, or Degree in Estate Management or related field.
  • Experience
    • 4 years' experience as Condominium Manager, preferably managing a condo with over 500 units.
  • Skills & Qualities
    • Excellent communication and interpersonal skills.
    • Able to handle complaints professionally.
    • Conversant in BMSM Act.
    • Proficient in MS Office and IT savvy.
    • Meticulous and able to multitask.
