Job Title: Property Development Manager

About the Role

The Property Development Director oversees the entire lifecycle of property development projects from inception to completion.

This role involves managing all aspects of property and project management from conception to delivery, including feasibility studies, planning, design, quality assurance, budgeting, contract management, procurement, construction, post-construction maintenance and enhancement works.

Key Responsibilities:
  • Develop and implement policies for pre-contract, construction and post-construction phases.
  • Manage project progress data and reporting.
  • Implement a group-wide project management regime and documentation control.
  • Prepare contractual documents for review, approval and submission.
  • Organize and plan construction activities, review requirements and optimize resource allocation.
  • Track project schedules and budgets, conduct coordination meetings and site visits.
  • Evaluate contractor claims, variations and delays.
  • FOLLOW QUALITY CONTROL POLICIES AND PROCEDURES.
  • Coordinate and manage site teams and stakeholders to ensure compliance with specifications, quality standards, costs and timelines.
  • Manage project completion documents for regulatory compliance.
  • Oversee the handover process and defect management.
  • Inspect properties to ensure they are well-maintained and meet required standards.
  • Review and recommend asset replacement or enhancement plans to maximize profits and minimize risks.
  • Oversee capital expenditures such as proposal, budgeting, tender evaluation and project implementation.
  • Ensure budgetary controls without compromising product quality.
  • Perform additional duties assigned by the Head of Property Development or Company.
