Roles & Responsibilities

Scope of Work: BIM Modeler

Disciplines: Architectural & Structural

1. Role Overview

The BIM Modeler is responsible for developing, upda􀆟ng, and maintaining coordinated BIM

models for architectural and structural disciplines. The modeler ensures accuracy of

construc􀆟on documenta􀆟on, supports project coordina􀆟on, and prepares deliverables in

accordance with company and project standards.

2. Key Responsibili􀆟es

a. BIM Modelling & Documenta􀆟on

 Create 3D BIM models based on construc􀆟on and contract drawings using Autodesk

Revit.

 Generate accurate 2D documenta􀆟on (plans, sec􀆟ons, eleva􀆟ons, details) from

models.

 Ensure models comply with project BIM Execu􀆟on Plan (BEP), company standards,

and required LOD.

 Incorporate project team lead instruc􀆟ons, RFI responses, and design revisions into

updated models.

 Prepare shop drawings and submission documents for authority or client approval.

b. Model Management & Integrity

 Maintain version control and model health on shared pla􀆞orms (e.g., BIM 360 or

CDE).

 Conduct regular model audits to detect errors, missing informa􀆟on, or

inconsistencies.

 Assign parameters for quan􀆟fica􀆟on, and if applicable, 4D (scheduling), 5D (cost

tracking) and 6D (Asset lifecycle management, opera􀆟on, and maintenance

informa􀆟on).

c. Coordina􀆟on & Issue Resolu􀆟on

 Par􀆟cipate in coordina􀆟on mee􀆟ngs and clash detec􀆟on processes using Navisworks

or federated models.

 Highlight and document model clashes or design conflicts for review by BIM

Coordinator/Technical Coordinator

 Coordinate with M&E and other disciplines to support cross-trade integra􀆟on.

d. Repor􀆟ng & Support

 Provide visual outputs (walkthroughs, 3D snapshots, diagrams) to assist construc􀆟on

or presenta􀆟on needs.

 Support design, planning, and site teams in understanding model content and intent.

 Assist in preparing as-built BIM models for final handover.

3. So􀅌ware & Tools

 Required: Autodesk Revit, AutoCAD, Navisworks

 Preferred: BIM 360, Dynamo, Microso􀅌 Office Suite

4. Qualifica􀆟ons

 1–3 years of BIM experience in Singapore construc􀆟on projects

 Knowledge of BCA BIM submission workflows and local buildability requirements
