Roles & Responsbilities:

  • Supervising routine maintenance and repairs of common areas and building systems.
  • Coordinating with external contractors and service providers for maintenance and repairs.
  • Conducting regular inspections of the building's condition and ensuring compliance with BCA regulations and safety standards.
  • Implementing security measures and managing access control.
  • Overseeing contracts and agreements related to the property, such as cleaning, security, landscaping, and maintenance contracts.
  • Negotiating and reviewing service contracts to ensure costeffectiveness and quality of services.
  • Monitoring service providers' performance and addressing any issues or concerns that may arise.
  • Securing comprehensive insurance coverage for the property and common areas.
  • Assisting with insurance claims and handling any related processes.
  • Ensuring compliance with relevant local regulations and laws.
  • Advising the MCST on legal matters and changes in regulations that may impact the property.
  • Working with legal counsel when required.
  • Building and maintaining positive relationships with unit owners, tenants, and other stakeholders.
  • Addressing their concerns and feedback promptly and professionally.
  • Providing monthly regular financial and operational reports to the MCST and stakeholders.
  • Maintaining transparency in financial matters and decisionmaking.

For Fires afety:

  • Conduct Fire Safety drill and trainings to occupants
  • To ensure all Fire Safety requirements are complied with the required rules and regulations
  • Organise and plan regular Fire Safety meetings to proactively highlight safety issues
  • Implementation of preventive measures and carried out incident investigation whenever required
  • Ensure Fire Alarm System and Fire Protection System etc is maintain properly and in good working condition.
  • Renewal of fire certificate and other statutory requirement etc.
  • Work closely with Term Contractor and Client HSE team with followup and closure.
  • Present fire related matters for the monthly meeting presentation with Client.
  • Team up with HSE, Stakeholder and Term Contractors for electrical power shutdown exercise.
  • Inclusive of duties as per Fire Safety Act and Fire Safety (Fire Safety Manager) Regulation
  • Assist the Building Manager in the daily operations
  • Supervise, plan and organise a team of onsite Contractors in carrying out planned and ahhoc maintenance and their work routines for related fire safety matters.
  • Ensure efficient and effective maintenance of facilities through routine check and preventive maintenance strategies
  • Source, negotiate and follow up with Contractors on repair and replacement work to ensure work done according to fire safety specifications

Requirements:

  • For Property Managers
    relying on experience , the required minimum is
    3 years in Property Management and have experience.
  • Good knowledge of Building Maintenance & Strata Management (BMSM) Act and the requisite procedures stated in the Act is good to have.
